What to say about Maggie and her Rolodex? She has been a professional friend of my wife's for more than 25 years but seeing as we had not moved for 39 years we weren’t really up to speed on the services that might be involved with the “double whammy” of both selling a house and buying a co-op. Seeing as how, after 39 years and raising 4 kids we were suddenly ‘empty nesters’ and needed help in downsizing years and years of stuff and getting the house ready to sell. There was Maggie and her Rolodex. The next thing we know, we have made contact with a company that specialized in senior ‘down sizing” and ‘aging in place’ and two and a half dumpsters of “junk” latter the house was ready for staging. Through no fault of Maggie, I had run into some problems with the IRS. The next thing we know I have a contact with an accounting firm, and the problem is taken care of. The family who bought our house needed to close on the house as soon as possible but we were having to delay the closing due to the IRS issues listed above. Enter Maggie and her Rolodex and she helped ‘smooth the feathers’ of the other side of the contract and we had a signed offer within a week. Then there was the “review and approval” of our application to the Co-Op board. Again and again, there was Maggie and her Roidex and then we have the lawyer who wrote many of the Co-Ops rules and the problems seem to go away or at least simplify. The list could go on and on but you begin to get the idea - if your looking for a simple “buy your first house” then most anybody can help but if you need some who can help you overcome problems - Maggie and her Rolodex is the way to go.
